We analyzed 5,959 active properties on Airbnb in Medellín for March 2026 and found that the average price per night is $136 USD. But the real story is in the ranges: from $9 USD in shared rooms to over $4,000 USD in luxury penthouses.

This data comes from a complete scan of Airbnb's offerings in Medellín, not from a partial sample. With 5,959 valid properties, this is one of the most comprehensive analyses of the vacation rental market in the city.

What does each range mean?

Budget: up to $44 USD/night

The most economical 25% of the offerings. Here you'll find private rooms in neighborhoods like Laureles, Estadio and Buenos Aires. Ideal for digital nomads and long-term travelers. Many options include fast WiFi and shared kitchen.

Mid-range: $44-$72 USD/night

The median of $72 USD indicates that half of the properties in Medellín cost less than this. In this range you'll find complete 1-bedroom apartments in El Poblado, Envigado and Laureles — the most popular neighborhoods among tourists.

Premium: $72-$121 USD/night

The upper quartile includes spacious 2-3 bedroom apartments in areas like Provenza, Manila and Ciudad del Río. Many with pool, gym and panoramic city views.

Luxury: over $121 USD/night

The most expensive 25%. Penthouses, entire houses in Las Palmas and boutique properties. The market top reaches over $4,000 USD per night for exclusive villas with full service.

The average vs. median gap

A revealing fact: the average ($136) is almost double the median ($72). This means that luxury properties significantly raise the average. For a traveler looking for "something normal," $72 USD per night is a more realistic reference than the $136 average.

Comparison with Booking.com

In a complementary sample from Booking.com, the average was $384 USD/night, but this is explained because Booking tends to list more hotels and luxury suites. Airbnb better captures the apartment and room market, which is where most of the supply in Medellín is.

What does this say about the market?

Medellín continues positioning itself as a destination with excellent value for money in Latin America. With options starting at $44 USD/night for complete apartments, the city competes favorably against destinations like Mexico City, Buenos Aires or Lima.

For hosts, this data is gold: if your property is below $72 USD in El Poblado, you can probably adjust prices upward. If you're above $136 USD, you need to clearly differentiate yourself with premium amenities.

Methodology

Data collected on March 8, 2026 through automated analysis of Airbnb for the city of Medellín, Colombia. Check-in dates of March 15 and check-out March 17 (2 nights) were analyzed. Of 5,963 listings obtained, 5,959 contained valid prices. Prices are in USD and represent the cost per night before taxes and Airbnb service fees.
